As everyone knows, in the world of real estate, waterfront property is priceless!

Not surprisingly, waterfront property close to Montreal is increasingly hard to find and prices are constantly rising, driven in part by the large numbers of baby boomers retiring (see newspaper articles below).

Luckily, our group has managed to purchase one of the few remaining estates, just one hour from Montreal. Previously owned and maintained in pristine condition by a religious congregation, the estate comprises more than 400 acres of unspoiled nature surrounding a private lake with exceptionally clean water (no motor boats allowed).

We have obtained all the authorizations required to build a private, gated leisure community for the installation of individual cottages.

Each property consists of a private 16,000 to 35,000-square foot (1,500 to 3,000 m2) lot, with a one or two-bedroom cottage and a 280-square foot (25 m2) deck. The facilities include a clubhouse with swimming pool and more than 8 km of hiking and cross-country skiing trails.

The Domaine du lac Clermoutier, just one hour from Montreal, even provides a rental management service to property owners wishing to rent out their cottage for supplemental rental income. The estate manager takes care of all rental details, freeing the owner from the hassles associated with this type of transaction.

Prices for a waterfront lot, with a two-bedroom cottage and a beautiful torrified wood deck start at $179,500. Phase 1 is completely sold out. The 12 new waterfront lots in Phase 2 are currently going at the exceptional launch price of $75,000 per lot (the first of which has just been sold). The surface area varies from 30,000 to 35,000 square feet (approx. 3,000 m2). Infrastructures (electricity, water and sewage systems) are included in the price, which means great savings when you decide to build. The price is set to increase to $85,000 on July 1 (if there are any lots left). Buyers have 36 months to have their cottage set up on the lot.
